Information for Landlords

LETTING ONLY SERVICE

1 month's rent plus VAT*
(payable at commencement of Tenancy)

 

  • Prepare particulars of the property and advertise accordingly.
  • Erect a To Let board outside the property
  • Show prospective Tenants around the property, having made arrangements with existing Tenants if necessary.
  • Apply via an independent referencing agency for the relevant references for each applicant to the Agreement and obtain a Guarantor if necessary.
  • Circulate Tenancy Agreements, appropriate notices and co-ordinate the signing of these on the Landlord’s behalf.
  • Arrange check-in of Tenants including the presentation of an Inventory and Schedule of Condition (Preparation subject to additional charges)
  • Collect one month’s rent in advance, together with a deposit to cover dilapidations and possible non-performance of Tenant obligations.
  • Pay the same over to the Landlord or nominated bank/building society account along with initial statement, less our charges.
  • Organise transfer of utilities and council tax with ingoing Tenants.

 

LETTING & RENT COLLECTION

SERVICE

12% of gross rent (inc VAT)
For the period that the Tenant occupies the property

In addition to the Letting Only Service, we will also:

  • Make arrangement for the demand of the monthly rent and prepare a statement of account to accompany payment.
  • Pay the same over to the Landlord’s nominated bank/building society account less charges.
  • To retain the deposit and administer the bonding thereof on the Landlord’s behalf, at the Tenant’s cost.
  • Provide quarterly visits whilst the Tenants are in occupation with a written report detailing any works if required.
  • Administer and organise if required the relevant legislative safety certification required.
  • Arrange and co-ordinate the Tenant’s occupation and vacation of the premises as Letting Only Service and manage the vacation of the premises along with the administration and negotiation/division of deposit held at the end of the Tenancy up to formal dispute resolution/court proceedings, which are then subject to additional charges.

FULL MANAGEMENT SERVICE

15% of the gross rent (inc VAT)
For the period that the Tenant occupies the property

In addition to the Letting & Rent Collection Service, we will also:

  • Arrange for the appropriate tradesmen to effect necessary repairs and maintenance work upon your instruction, using either our approved contractors or those nominated by you.
  • To provide advice and where possible, out of hours contact for emergency maintenance issues raised by Tenants.

ADDITIONAL CHARGES

  • Marketing and file preparation for new lets - £240.00 Inc VAT
  • Preparation of Tenancy documents - £240.00 inc VAT
  • Preparation of Inventory and Schedule of Condition - 12% of one month’s rent inc VAT
  • Service of legal notices (per notice) - £120.00 inc VAT
  • Conversion to periodic Tenancy - £120.00 inc VAT
  • Rent level review (n/a if applied as part of fixed term renewal only)  inc service of required legal notices - £120.00 Inc VAT
  • Referencing charged per Tenant/Occupier (as agreed) -  £45.00 inc VAT
  • Additional property inspection/visit (four included annually for managed/rent collection properties) - £60.00 inc VAT
  • If a Tenant requests an early termination of a fixed term agreement to which you agree (you are under no obligations to do so), we will make a charge of £240.00 inc VAT to re-market the property to new prospective tenants.  The landlord is entitled to request the outgoing tenant covers the charge, along with other reasonable costs he will incur in agreeing to the change of tenancy mid-term. We will negotiate this and orchestrate settlement on your behalf
  • Refurbishment of properties under our Full Management service can be arranged on clients’ behalf. We can obtain quotes (maximum of two per item of refurbishment) for approval. Quotes are obtained subject to an administration fee of £120.00 inc Vat which is redeemable against our charges in relation to final works being instructed. The value of works that are instructed will be subject to a 15% plus Vat arrangement charge subject to a minimum works value of £750.00 plus Vat
  • To take over an existing Tenanted property from either the Landlord or a third party/agent (subject to any additional costs as required above) - £600.00 inc VAT
  • If we are required to prepare evidence for deposit dispute resolution services or court cases, we will make a one off charge of £240.00 inc Vat for the initial preparation. Any attendance to court or further submissions to any third party arbitrator will be charged at our standard rate of £60.00 inc Vat per hour plus reasonable disbursements
  • Annual income/expenditure summary (provided unless opted out of) - £36.00 inc Vat  (annually)
  • Duplicate rental statements - £3.30 inc VAT (each)
